Summer at the Cabins

Summer at the cabins near Malone, NY, month by month: weather and daylight, where to swim and paddle, the fair, golf, the bugs and the right cabin.

Summer at the cabins runs from June through August: long days, warm afternoons and cool nights, with lakes, trails and the county fair within a short drive. The three cabins sit about ten road miles south of Malone at the northern edge of the Adirondack Park, at about 1,300 feet. This page takes the season a month at a time, with the weather and the daylight, where to swim and paddle, what is open, the events worth planning around, and how each cabin handles a buggy June evening or a hot July afternoon.

The weather month by month

These are the 1991 to 2020 averages for Malone, about ten road miles north of the cabins and several hundred feet lower. The last two columns count, in an average year, the days with at least a hundredth of an inch of rain and the nights when the low falls to 50°F or below.

July is the warmest month, and the warmest stretch of the year usually falls in its middle weeks. In an average summer the afternoon reaches 80°F on about 27 days but 90°F on only about one. The nights do the cooling: from June through August the low falls to 60°F or below on about 65 of the 92 nights, and a summer night runs about 20 degrees cooler than the afternoon before it.

Summer is the wet season too. June, July and August are the three wettest months of the year in Malone, and August, at 4.41 inches, is the wettest of all. Each summer month has 12 to 15 days with measurable rain, and the rain comes in heavier doses than in winter: a half inch or more falls on about three days in an average June or July, against about one day in January. Most weeks bring a wet day or two, so leave room in a longer stay for an indoor afternoon.

Malone's weather station has daily records back to 1983. Its hottest summer reading is 95°F, on July 10, 2020; August has reached 94°F, in 2012, and June 93°F, on June 24, 2025. Ninety-degree days are rare: in 23 of the 43 summers from 1983 to 2025 the station never reached 90°F, though 2020 and 2025 each had ten days that hot. Cold mornings reach into summer too. The lowest summer readings are 30°F on June 3, 1986, 40°F on July 2, 1992, and 38°F in late August, in 1987 and again in 1989, and in about one June in nine the low dips to 36°F or below at least once.

The longest days come in the second half of June, with about fifteen and a half hours between sunrise and sunset. By August 31 the day is about two and a quarter hours shorter. Twilight keeps the sky light until after 9 p.m. from early June to mid-July, long enough for dinner on the deck and a fire before dark, and the sun is up by 5:30 a.m. until mid-July for anyone who wants a trail to themselves.

The same long evenings make stargazing a late plan in summer. Two meteor showers peak in the warm months of 2027: the Southern delta Aquariids on July 30 to 31, under a moon only 14 percent lit, and the Perseids on August 12 to 13, under a moon 79 percent lit. The stargazing post has the dark hours on the Perseids' peak night and the new-moon dates for the rest of the summer.

June

June averages 73°F by day and 54°F at night, and on about ten nights the low still drops to 50°F or below. It is also bug month: the black flies are usually at their worst from late May into early June and mostly gone by early July. Walk by moving water at midday or on a breezy day, keep the evenings for the screened rooms described below, and read black flies, mosquitoes and ticks before you pack.

Fishing picks up in the middle of the month. Bass season in Franklin County opens on June 15 and runs to November 30, with a 12-inch minimum and a limit of five a day, and New York's summer free fishing weekend, when nobody needs a license, fell on June 27 and 28 in 2026. The lakes guide covers the launch and the fish in the lakes closest to the cabins.

The Almanzo Wilder Farm in Burke, Almanzo Wilder's boyhood farm and the setting of Farmer Boy, about 13 road miles away, usually opens for the season on Memorial Day weekend. In 2026 it gave tours Wednesday through Sunday at 10 a.m., noon and 2 p.m. through August 30. The Wilder farm guide has the tour and the history.

At the end of the month the showgrounds on Cascade Road in Lake Placid hold the Lake Placid Horse Show, from June 29 to July 4 in 2027, followed by the I Love NY Horse Show from July 6 to 11.

July

July averages 77°F and 58°F, and it has the fewest cool nights of the year: the low reaches 50°F or below on only about three. The black flies give way to deer flies, which are at their peak this month along the sunny edges of the woods.

In 2027 the Fourth of July lands on a Sunday, and the federal day off moves to Monday, July 5, for a three-day weekend. In Malone, the Chamber of Commerce puts on free concerts on Arsenal Green, the village green on East Main Street, every Friday evening in July; in 2026 they ran from July 3 to July 31, from 6 to 8 p.m.

Malone Memorial Recreation Park, on Duane Street on the way into town, holds free fun runs on Wednesday evenings in July and August, on 1.5-mile and 5K courses; in 2026 registration opened at 5 p.m. and the first race started at 6. Dogs are not allowed anywhere in the park. The Salmon River guide covers the park, its paths and its pool.

The big date in Lake Placid is IRONMAN, on Sunday, July 25, 2027. The swim starts in Mirror Lake at 6:30 a.m. and road closures begin at 5, so unless you are going to cheer, give Lake Placid another day that week.

August

August averages 75°F and 55°F, close to July by day, but the nights start to turn: about six August nights fall to 50°F or below, about twice as many as in July.

The Franklin County Fair, held since the 1850s, is the month's main event: nine days in mid-August at the fairgrounds on East Main Street in Malone, with a midway, the livestock barns and the grandstand. In 2026 the 176th fair ran August 8 through 16. The fair had posted no 2027 dates when this page was written in October 2026, so check its site before you plan a stay around it; the fair guide has the rest.

In 2026 the Wilder farm switched to weekend tours after August 30. Labor Day falls on September 6 in 2027, and the events calendar lists the rest of the year's dates.

Summer holidays and school breaks

A handful of dates on both sides of the border fill the summer calendar. Book early if your stay touches one of them.

  • Quebec's Fête nationale, June 24, and Canada Day, July 1, both fall on Thursdays in 2027.
  • Independence Day is observed on Monday, July 5, 2027, so the American long weekend starts two days after Canada Day.
  • The Civic Holiday, the first Monday in August, is a day off in much of Canada outside Quebec; in 2027 it falls on August 2.
  • Labor Day ends the summer on Monday, September 6, 2027, the same Monday as Canada's Labour Day.

New York City's public schools hold their last day of classes on Monday, June 28, 2027. The Wild Center's weekends can sell out, so if your stay includes a visit, go midweek.

Where to swim

Swimming near the cabins means a pool or a state beach. In Malone the swimming is at the village pool in Malone Memorial Recreation Park, which opened in 2025, and not in the park's Rotary Lake; its 2026 hours are in the table above. The village bars dogs from the whole park, and none of the cabins lets a pet be left alone in the cabin, so someone has to stay with the dog; bringing your dog has the rules.

For a lake beach, the state's Meacham Lake Campground, about 20 road miles south on NY 30, has a sand beach with a picnic area and a playground. Swimming there has been unsupervised since 2023, as at every DEC campground beach, so go in only from the designated beach area and be out of the water by half an hour before sunset; dogs are not allowed on the beach. The Meacham Lake guide has the season, the launches and the rentals.

The three lakes nearest the cabins, Lake Titus, Indian Lake and Mountain View Lake, have private shores and no public beach; the lakes guide explains how to swim from a boat there.

Paddling and fishing

None of the three cabin listings includes a canoe or kayak, so bring your own boat or rent one. Meacham Lake's campground lists rowboat and canoe rentals, and Malone's recreation park lent kayaks free every day in summer 2026. With your own boat, the car-top launch at Mountain View, about six road miles away, opens onto Mountain View Lake and, through a narrow channel, Indian Lake. For a day of ponds and carries where motors are not allowed, the Saint Regis Canoe Area starts 32 to 35 road miles south.

A New York fishing license is required from age 16, except on the state's free fishing days, when every other rule still applies. The 2026 days were announced on February 5, 2026, so look for the 2027 list early in the new year. Trout season on most streams runs to October 15, and fishing trips covers the licenses and the gear.

Hiking in summer

The long days let you start early and be back for lunch, and an early start keeps the climb out of the afternoon heat. Three short walks are close to the cabins. Owls Head, about four road miles away, climbs about 725 feet in 1.3 miles from Station Road to open ledges over Indian Lake and Mountain View Lake; the Owls Head guide has the trail. Elephant's Head, about nine road miles away, is a 0.8-mile climb of 320 feet to a view down Lake Titus, at the end of a gravel access road that is rough for low cars. The level walk to High Falls, a 1.5-mile round trip from Barnesville Road about five road miles away, follows the Salmon River to a 30-foot slide of water. The state forest guide has directions for those two.

Summer is also fire tower season. St. Regis Mountain, with a trailhead about 33 road miles from the cabins, Azure Mountain, about 42, and Lyon Mountain, about 45, all have towers that count toward the Fire Tower Challenge. Loon Lake Mountain, about 20 road miles away, makes a good summit hike, but its tower is closed. Allow most of a day for any of them; the drive alone is an hour or more each way to the farther three.

Golf in summer

Malone Golf Club, about 15 minutes from the cabins by the listings' count, has 36 holes on two courses: the East, whose front nine dates from the 1930s, and the West, a Robert Trent Jones course that opened in 1987. Its peak season ran from May 18 to September 20 in 2026, and tee times can be booked online or by phone up to seven days ahead. With sunset after 8 p.m. until mid-August, a round can start late in the afternoon. The golf guide covers the two courses and the Grille Room.

The hot tubs and fire pits in summer

Each cabin has its own hot tub on the deck, and most summer nights here drop into the 50s or low 60s, cool enough to make a soak welcome after a hot day. The Modern Pine's listing describes its tub as open 24 hours, all year. A guest at The Modern Pine in July 2023 wrote:

"We very much enjoyed the hot tub, fire pit, and beauty of the outdoors."

Every cabin also has a fire pit with Adirondack chairs. The Modern Tiny Home's is the big stone ring in front of the cabin, The Modern Pine's sits at the edge of the trees, and The Aviator's is a smokeless fire pit on its lawn, which its listing suggests for fireside stories and s'mores. Sound carries on still nights, and The Modern Tiny Home and The Aviator both list quiet hours from 10 p.m. to 8 a.m. If thunder rolls in, get out of the tub; the hot tub page has the safety rules.

Screens, decks and air conditioning

The three decks work differently in summer. The Modern Pine has a large screened room on its deck, the place to eat when the bugs are out. The Modern Tiny Home has a small screened corner with a table and chairs, an outdoor dining area and more seating out in the open. The Aviator has a large open deck with no screen and a table for meals outside, and it comes into its own once the black flies are gone in July and August.

For hot days, all three listings show air conditioning and a ceiling fan: a ductless split system at The Modern Pine, and portable fans as well at The Modern Tiny Home. Each living room has two large picture windows onto the forest.

The Modern Tiny Home also has a short trail to an observation deck over a pond, which its listing pitches for wildlife watching, from birds to beavers. Go early or late in the day, bring repellent for the dusk mosquitoes by the water, and remember that the trail, the deck and the parking area are shared when the neighboring cabin on that property is booked.

Which cabin for a summer stay

  • The Modern Pine (Cabin 2) has the large screened room for June evenings, the ductless air conditioning and the hot tub listed as open around the clock, all year. It shares its property with The Aviator.
  • The Modern Tiny Home (Cabin 1) has the pond trail and the observation deck, the small screened corner, the big stone fire pit and portable fans for warm nights. It stands on a second property with one other cabin that is not part of this group.
  • The Aviator (Cabin 3) has the large open deck for long July and August evenings outside and the smokeless fire pit on the lawn.

Each cabin sleeps four in a main bedroom and a bunk room, and booking The Modern Pine and The Aviator together puts a party of eight on one property. The booking guest must be at least 25 at The Modern Pine and The Modern Tiny Home. Both of those cabins rule out children under 10, and Airbnb marks all three as not suitable for children and infants, so a family stay here means children aged 10 and up. The cabin comparison sets the three side by side.

The drive in summer

The last miles run south from Malone on County Route 25, then on town roads and a gravel drive, so follow the host's directions rather than a phone map; getting to the cabins has the routes. Guests driving down from Canada should know that the Trout River port on NY 30 has taken no traffic into the United States since June 1, 2026, and will not until about May 2028; crossing the border lists the ports that are open and their hours.

What to pack

Plan for warm afternoons, nights in the 50s, a wet day or two each week and, in June, the bugs, and bring swimsuits for the hot tub and the beach and your own boat if you paddle. The full lists by season and by kind of trip are on when to come and what to pack.

Questions

How warm is summer at the cabins?

Warm days and cool nights. In Malone, about ten road miles north, July averages 77°F by day and 58°F at night, and an average summer brings about 27 days at 80°F or above but only about one at 90°F. All three cabins list air conditioning, and most nights are cool enough for the hot tub.

Where can we swim near the cabins?

In Malone, swim at the village pool in Malone Memorial Recreation Park, which opened in 2025, not in the park's Rotary Lake; dogs are not allowed anywhere in the park. For a lake beach, Meacham Lake Campground, about 20 road miles south, allows unsupervised swimming from its designated beach area; DEC has had no lifeguards at its campground beaches since 2023. See the Meacham Lake guide.

Are the bugs bad in summer?

June is the hard month. Black flies are usually worst from late May into early June and mostly gone by early July; deer flies peak in July, and mosquitoes come out at dusk near water. The Modern Pine's screened room and the Tiny Home's screened corner help, and the bug guide covers repellents and ticks.

When is the Franklin County Fair in 2027?

The fair had not posted its 2027 dates when this page was written on October 7, 2026. Held since the 1850s, it runs for nine days in mid-August at the fairgrounds on East Main Street in Malone, and in 2026 the 176th fair ran August 8 to 16. Check the fair's site before you book, and see the fair guide.

Do the cabins have canoes or kayaks?

No. None of the three listings includes a canoe or kayak, so bring your own or rent one. Meacham Lake's campground lists rowboat and canoe rentals, and Malone's recreation park lent kayaks free during summer 2026. The lakes guide has the car-top launch nearest the cabins.

Which cabin is best for summer?

The Modern Pine has the large screened room and ductless air conditioning; The Modern Tiny Home has the pond trail, the observation deck and a small screened corner; The Aviator has the big open deck and a smokeless fire pit on the lawn, at its best once the black flies are gone. The cabin comparison sets them side by side.

Can we bring children in summer?

Children aged 10 and older, yes. The Modern Pine and The Modern Tiny Home are not suitable for children under 10 under their house rules, and Airbnb marks all three cabins as not suitable for children and infants. The family page covers stays with older children and teenagers.
